Construction of a new luxury holiday lodge development is underway in the heart of the North Yorkshire countryside. Luxury holiday park developer Actually Parks is working in partnership with leading industry consultants Sutton Hospitality to deliver the scheme, which is being built on a nine-acre site near the village of Wombleton. The lodges are being marketed as a compelling investment opportunity.

There will be 29 lodges in phase one of the new development, which will be known as Keld Spring. Surrounded by the majestic rural landscapes of North Yorkshire, Keld Spring will elevate the luxury holiday lodge experience by blending bespoke architect-led design with cutting edge technology. The next-generation lodges will be built using a highly energy efficient structural insulated panels (SIP) build system. They will be manufactured in the UK by Actually Parks.

Each lodge will be custom designed, offering maximum flexibility for layout and interior design. Complementing a spacious open plan living area, innovative garden veranda rooms will allow guests to extend their enjoyment of outdoor living all year round. Other key features include infinity hot tubs, electric car charging ports, smart home integration, and wireless home sound systems. The exteriors of the lodges will be finished with premium natural materials including zinc, copper, and larch cladding.

The Keld Spring lodges offer a high-yielding investment opportunity as short-term holiday lets continue to boom with the rise in UK staycations. According to data released by Sykes Holiday Cottages, 2021 has seen a 40% uplift in holiday let bookings compared to 2019. In the last two years, new investor enquiries for holiday lets have more than doubled.

Rhodri Andrews, head of marketing at Actually Parks, said: “The UK holiday sector has already experienced major sustained growth in the last couple of years, and it has fast become the rising star of the investment sector. Keld Spring’s hand-finished lodges will grant investors access to this stable and lucrative market.”

Located on the edge of the North Yorks Moors National Park and the Howardian Hills – an Area of Outstanding National Beauty – Keld Spring has found a home in one of the U.K.’s most beautiful holiday locations. With its vast landscapes of heather-clad ridges, lush green valleys, pretty rural villages and a dramatic rugged coastline, North Yorkshire is consistently voted one of the UK’s most desirable holiday destinations.

As well as some of the nation’s best walking country, there is easy access to some of the region’s biggest attractions, including the historic city of York, the foodie capital of Malton, and the picturesque seaside resorts of Robin Hood’s Bay and Whitby. Yorkshire’s most magnificent stately home, Castle Howard, is just a short drive from the site.

Actually Parks is working with leading industry consultants, Sutton Hospitality, to deliver the scheme. Managing director of Sutton Hospitality, Andy Sutton, said: “We’re delighted to be working with Actually Parks, who are committed to raising the bar on luxury holiday lodge design and build. With our joint ethos of innovation and excellence, we’ve worked closely together on every level of detail using our in-house expertise to help ensure that every park will stand out from a number of perspectives. By adopting a future-proofed, sustainable, and ecologically sensitive approach, Keld Spring will be an exciting and totally unique addition to the luxury holiday lodge market in the UK.”

Phase one works at Keld Spring will see a total of 29 lodges, with groundworks expected to be completed by autumn 2021, and occupancy from spring 2022. The developer will retain a number of lodges for short stay holiday rentals, with the majority ringfenced for investors looking for an exclusive ownership or investment opportunity. A limited number of lodges from phase one of the development are now available for purchase.
